Initial asset: 208 Fordyce Road, Helensville, Auckland

  • 29.7ha horticultural facility including nine greenhouses, only 50km from Auckland CBD.
  • 15 year "triple net lease", meaning the tenant is responsible for all repairs, maintenance and capital expenditure. The landlord is insulated from all liability in relation to the property to the maximum extent permitted by law.
  • 10 year right of renewal, final expiry of 2048.
  • Fixed annual rental growth of 3.5% with a market rent review in year nine (with cap and collar) providing a long term and growing income stream.
  • Market leading tenant, Superb Herb. NZ's largest supplier of potted and cut herbs with over 50% of fresh herb market share. Supplies all major NZ supermarket chains.
  • Purchase price $15.811 million.
  • Independent valuation $19 million.**

  • Proven manager - Centuria NZ manages approximately NZ$2.63 billion of assets with a strong track record. They are part of ASX listed Centuria Capital Group with approximately A$21.2 billion of Trans-Tasman assets under management. Centuria Capital Group has significant agricultural experience and is Australia’s biggest large-scale glasshouse asset manager, managing circa 74 hectares 'under glass'.
